DREN (Distressed Real Estate Notes) redefines the way real estate is viewed within the investment portfolio.
DREN LLC (DREN) is a real estate investment company that currently invests in distressed real estate notes, lien positions and REO. Joining together a Management Team with over 30 years of hands-on investing, managing and disposition of real estate portfolio assets has given us the perspective to develop and implement diversified strategies that help maximize profits and growth while minimizing the effects of economic uncertainties.
DREN brings a wealth of knowledge and experience in all aspects of real estate investments, including commercial real estate brokerage, development, investment and business ownership.
Through it’s Management Team, DREN has existing relationships with local and national banks, real estate brokers, property owners, private lenders and investment bankers in key markets. Furthermore, the Managment Team has collectively directed the acquisition, repositioning and disposition of approximately $800,000,000 in commercial, office and industrial multi-unit as well as residential real estate assets.
DREN’s investment strategy is intended to capitalize on the growing number of distressed real estate assets available as a result of the economic downturn and tightening of the credit markets, resulting in foreclosures, distressed sales, and post-foreclosure sales of assets owned by banks, institutions and other lien position holders. Opportunistically purchasing assets at aggressive capitalization rates, below-market pricing and/or below replacement-cost pricing and then skillfully reposition such assets for profitable disposition in key markets in Colorado and adjoining states, DREN’s team targets investment opportunities that are typically too large for individual investors and too small for institutional investors.
In addition to creating value at the time of acquisition, the Management Team seeks to add value to its investments through loan modifications, loan reaffirmations, re-tenanting, lease-up, repositioning, selective redevelopment, loan origination and other hands-on management.
